Some of the most astounding cultural attractions in the world will soon be found in Abu Dhabi - including subsidiaries of the Louvre and the Guggenheim Museum. The Formula 1 Race Track is so huge it greatly overshadows the Dubai track.
Internal Investments
Unlike Dubai, which has depended on mercurial income opportunities, Abu Dhabi is investing in itself - with a brand new trade center valued at $95 million and an extraordinary, $150 million bridge to Saadiyat Isand.
Slower Growth / Proper Development Planning / Higher Quality
Call it the "Tortoise and the Hare" approach - but the kind of progress Abu Dhabi is making is much slower and well thought out in contrast to Dubai's headlong growth-explosion bursts. The mistakes now happening in Dubai because of its hasty growth decisions are not being duplicated in Abu Dhabi - new development quality is extremely high. By this methodical, detailed approach, Abu Dhabi is able to avoid supply outstripping demand - which is already happening in Dubai.
Rental Incomes
Because of Abu Dhabi's carefully orchestrated growth rate, compounded with a generous labor force, the actual demand for rental properties now exceeds the supply; consequently, incomes are much higher compared to those in Dubai.
Timing is Everything
The moment has never been better for so many promising future rewards in Abu Dhabi - where major property value is on the upswing and Dubai's is already on the downswing.
Oil Supply/Taxes
Abu Dhabi's oil supply is projected to last at least a century with 98 gigabarrels - being the fourth largest supply on the planet constituting 94% of the UAE's oil reserves. Both Abu Dhabi and Dubai are presently tax-free, but Dubai's oil supply is predicted to run out in the very near future so there is already talk of introducing income and property taxes.
